The oldest roofing stock in the district
Winston Hills was built out from the 1960s as project housing, and that single fact explains most of the roofing work here. The streets off Caroline Chisholm Drive and around Winston Hills Mall are full of single-storey and split-level brick homes with concrete tile roofs that are now well past fifty years old.
The surprise, for most owners, is that the tiles are usually fine. Concrete tile is durable. What has expired is everything around it.
What a sixty-year-old tile roof actually needs
- Rebedding and repointing. The mortar under the ridge caps has gone drummy and the pointing over it has crazed and dropped out in places. This is where wind-driven rain gets in.
- Valley iron. Original galvanised valleys from this era are commonly perforated in the lower section, where debris sat wet for decades.
- Sarking. Many homes of this age were built without sarking at all, or with sarking that has long since perished. That is why one cracked tile can soak a ceiling.
- Gutters and fascia. Rusting at the joins and stop ends, with soft timber fascia behind from years of overflow.
- Surface condition. The original tile glaze has weathered off, which is why the roof looks chalky and holds moss on the southern planes.
Restoration country
Put together, that list is the classic case for a tile roof restoration: clean, replace broken tiles, repair valleys, rebed and repoint the ridges, then seal and coat. It costs a fraction of a replacement and resets the roof on a house where the tiles still have plenty left.
Being mostly single-storey also means Winston Hills access is simpler than the two-storey suburbs further north, which usually shows up in the quote.
