Large homes on open ground
Bella Vista runs between Old Windsor Road and Norwest Boulevard, with Seven Hills Road at its southern edge and Bella Vista Farm Park on the rise above it. The housing is substantial: large two-storey homes from the 1990s onwards, newer architectural builds, and apartment and townhouse stock closer to the business park.
Compared with the older treed suburbs further east, Bella Vista is relatively open. Less leaf load, more direct wind on the roof.
What that exposure does
- Ridge caps displaced where the pointing had already crazed, since wind finds whatever was marginal
- Barge and ridge capping lifting on sheet metal roofs with short flashing laps
- Whirlybirds and vents working loose
- Slipped tiles on the windward plane after a front
- Debris from street trees still filling gutters, just less of it than in Glenhaven or Cherrybrook
On the newer architectural homes, low-pitch and flat-roofed sections bring box gutters and concealed-fix sheeting into the picture. Both are unforgiving: a box gutter with compromised fall or an undersized rainhead does not overflow outside, it overflows inside.
Two-storey and multi-level access
Most Bella Vista roofs mean working at height on a reasonably complex plane, sometimes above a courtyard or a pool with nowhere safe to foot a ladder. Access gets assessed first and quoted as its own item, because on a house like this it is a meaningful share of the cost.
