Newer roofs, different problems

Rouse Hill sits either side of Windsor Road, wrapped around the town centre, with Rouse Hill Regional Park and the historic Rouse Hill Estate on its northern side. Residentially it is mostly modern: dense estate housing, a large share of it sheet metal, plus townhouses and terraces built to tight lot setbacks.

With a young housing stock, roof age is not the issue. Roof detail is.

The recurring faults

On the Colorbond roofs:

• Fixings driven short or over-driven, so the washer no longer seals
• Flashing laps too short at the ridge, barge and wall junctions
• Penetrations relying on sealant instead of a proper flashing
• Foot traffic denting between purlins from trades on the roof after handover
• Gutters with poor fall, or downpipes connecting into a stormwater line that cannot take the volume

On the tiled homes:

• Ridge pointing already crazing on the exposed planes
• Valleys cut tight and sitting proud, so debris lodges rather than washing through
• Sarking torn during construction and never noticed

Tight blocks change the access problem

Rouse Hill is not an acreage suburb. Narrow side setbacks, courtyards, pools and paved alfresco areas directly beneath the gutter line mean ladder footing is often the constraint rather than the height. Ground protection matters here too — there is rarely a spare patch of lawn to stack tiles on.
