A suburb still under construction

Box Hill is one of the newest residential areas in the district, planned under the North West Priority Growth Area and still being built out off Windsor Road. Streets here go from paddock to finished estate in a couple of years, and almost every roof is sheet steel in one of a handful of estate colours.

That has two consequences for roofing. The first is that colour and profile matching is usually straightforward, because the builders work from short lists. The second is that when something leaks, it is a workmanship question and not a wear question.

What actually fails on a brand-new roof

• Flashing laps that are too short, which only show up in wind-driven rain
• Fixings at the wrong depth, or driven into the wrong part of the rib
• Penetrations for flues, vents and solar brackets sealed with silicone rather than flashed
• Gutters with insufficient fall, or discharging to an unfinished stormwater connection
• Damage from other trades walking the roof between handover stages
• Sarking or blanket installed without the laps closed, which shows up as condensation rather than leakage

Talk to the builder first

If your home is new and still inside its defect liability period, the builder is the right first call and we will tell you so. Where that path has closed, or the house has been resold, a written roof inspection gives you something concrete to work from.

Construction dust, wind and open ground

Box Hill blocks tend to be exposed while the surrounding estates are still going in, which means more wind on the roof and more dust and grit in the gutters than an established suburb. Gutters here fill with construction debris rather than gum leaf, and the result is the same — overflow behind the fascia.
